Studierendenwerk acquires apartments in the new “Rütscherhof”
With the aim of meeting the growing demand for affordable, centrally located living space for students, Studierendenwerk has acquired 43 student apartments in the new residential quarter “Rütscherhof” at Roermonder Straße. The first occupancy is planned for early 2027.
The new construction project by residential project developer Bonava covers a total area of more than 6,000 square meters, with around 1,200 square meters earmarked for student apartments. Studierendenwerk is investing around 6.4 million euros in the project, which is being supported by funding from the public housing subsidy program of the state of North Rhine-Westphalia.
The central location in the north-western part of the city makes the approximately 20 square meter residential units particularly attractive: residents are only a few minutes' walk from the city centre, the RWTH institutes, the main dining hall and the train station. “For students, proximity to the city and university facilities is a decisive criterion when choosing where to live,” explains Sebastian Böstel, Managing Director of Studierendenwerk Aachen. "We are therefore all the more pleased to have signed a contract with Bonava. The Rütscherhof property scores points with its perfect social infrastructure - everything you need to live and study is right on your doorstep."
For the residential project developer Bonava, this is the first collaboration with Studierendenwerk Aachen. "We are united by our long-term perspective on housing and investments in this segment, with the aim of creating affordable offers that provide real added value for society. For us, this is also part of sustainability thinking," explains Bonava's Managing Director Sabine Helterhoff. “With the new ‘Rütscherhof’ residential quarter as a whole, we are creating a diverse range of living space where future residents will feel at home and which will also bring attractiveness points to the city of Aachen.”
The new residential quarter is being built to the 55EE efficiency house standard and therefore obtains a large proportion of its energy requirements from renewable sources. The buildings will be heated by an air heat pump with a photovoltaic system, roofs will be greened and car-free communal areas will be created for recreation, play and neighborly relations. In addition to the subsidized residential units, micro-apartments and terraced houses are also planned - all in a lively and well-connected environment.
Features include modern floor plans, communal open spaces and a sustainable mobility infrastructure with almost 300 bicycle parking spaces, bike-sharing facilities and car-sharing vehicles. An underground garage with 63 parking spaces also provides additional convenience.
Studierendenwerk already operates 24 existing halls of residence in Aachen and Jülich and, as the largest housing provider in the region, rents out over 5,000 residential units to students. Sebastian Böstel is pleased to be able to offer new living space, but emphasizes the need for further projects. “With over 9,000 applicants on our waiting list, the student housing market unfortunately remains inadequate.” The new building at Roermonder Straße is therefore only one part of the Studierendenwerk's comprehensive housing offensive. For example, additional accommodation is planned in the old lecture hall building at Rochusstraße, for which a state competition was held last year.
